Renting a house / flat
Practical guide


WHERE TO LOOK FOR:

Real estate brokerage agencies

They charge one month rent as a deposit. They enter house selling more than renting.

Private individuals personally
You can get in touch with the flat/house owner (it will be cheaper). Ask the neighbourhood, relatives or friends, in shops, etc.

Newspaper adverts
Daily press sections about real estate brokerage: “ El Trajín”, “ El Baúl”, etc.

Internet
You can search adverts and also publish your own advert on the website.(http://www.loquo.com/ ; http://www.segundamano.com/ , etc. )

Be careful with intermediate agencies:
They are not real estate brokerage agencies and they charge about 400€ in order to provide you lists of flats to rent without any guarantee (some of them do not exist nor are to be rented).
You will take the risk to lose your money and not find a house.

Public authority offices
They handle for free the renting or sale of houses and flats:
“Agencia Valenciana de Alquiler”, “IVVSA”, “Oficina Municipal de Vivienda Joven”, “Red de Infovivienda Solidaria” (address list enclosed at the end of brochure).

We advise you to try all the possible ways to search.



WHAT YOU NEED TO BE ABLE TO RENT:


It depends on each case and on the market situation.
At present, you need to show that you are solvent (you are able to pay for the rent) through contract position and payslip. In some cases they can ask you personal or bank guarantee, tax form, labour details, etc.

What you can do if you do not have a job contract:
This is the case of many women who work as housekeepers. We advise you to ask your employer to sign a document showing your salary amount. We can also look for somebody having a job contract in order to share the flat.

When and how much you will have to pay:
To get a flat to rent, you will be required to pay in advance: 2 or 3 rent months (security deposit + rent + charge). This payment will be done on the day you sign the rental agreement and you are given the keys. In some cases you will be asked for a payment as guarantee for the flat reservation and you will be given a bill of it. If you have any doubt, it is better to check it before.

Is there any grant for rental payment?
In the State Housing Plan 2005-2008 and the Valencian Community Housing Plan 2004-2007, subsidies to tenants are regulated and included. The time limit to apply for it, is four months from the moment you sign the rental agreement. The forms are to be picked up at the “Registro del Servicio Territorial de Vivienda y proyectos urbanos” located in Gregorio Gea street n.27 (PROP 1 building). If you have an economic problem, you can ask at your social service Centre.

The rental agreement
RENT: Agreement between two parts, one(owner) lets the other (tenant) the use of his/her house or flat in order he/she uses it as its usual house. ( residence place, where he/she receives his/her mail, lives with his/her family …)
Rental agreement models are available in stationers, on internet and at the association’s.
The rent conditions like duration, payments, etc are specified in the rental agreement.

Rental agreement duration
The minimum duration of the rental agreement is of 5 years’ time for the owner, whatever is written in the contract ( that means that usually the rental agreement is written down for 1 year but will be of use for the following 4 years).

Room renting
You always need the owner’s authorisation.

If the flat has got any problem: cracks, water leakage, etc. and you are not responsible for it, the owner is constrained to repair them.

If the owner wants to sell the flat he has rented, he has got the “tanteo” right which means that the tenant is the first person having the right to buy the house, so the owner has to tell him the first one and give him the financial details plus a 30-day time limit in case he wants to get it.

If you have any economic problem and you do not pay for the rent:
The owner can take legal proceedings and get an eviction order.
